You might think that jumping onto the internet and doing some calculations on repayments will be enough to set a budget, but unfortunately, that isn’t the case. What you can afford and what the bank will lend you are quite often, two very different numbers.

When the time comes to start shopping for property, it’s wise to write down exactly what you want in the property and compare what’s on the market to that list. If you are buying with another person, we can assure you, your lists won’t match! So be willing to compromise on some items so you don’t end up arguing at an open home instead of making offers.

If you have been going through opens for a few weeks or months and keep missing out on properties, or hesitating, that’s totally normal. But, you can avoid the disappointment of missing out by making a move and being aggressive. If the home you like ticks all the boxes, make an offer quickly, show interest and be open to negotiation. Too many people miss out and end up settling for something they only just like, rather than love, because they play games, wait and hesitate.
