The Stages of Selling

1. Market Appraisal

What is involved? A market appraisal is a report that an agent will prepare and present to you to show you what they think your property could fetch in the current market.

During the market appraisal the agent may also present a plan of how they would present and market your property in order to achieve the highest possible price at sale.

Options for taking the property to market through auction of private treaty may also be discussed.

2. Agency Agreement

The agency agreement is a legal document between you (the vendor) and the real estate agent. It includes your details, the agent’s details and the property details. It also details what the vendor and agent have agreed.

3. Prepare the home for sale

De-clutter, paint and clean the home up to make it look as presentable as possible. To achieve the maximum sale price, the home needs to look it’s best! This can also mean using staging furniture to help “set the scene”

4. Photos and Marketing campaign

Once the home is prepared, photos can be taken, the ads can be written and the pre-launch marketing of the property begins. This means marketing the home to existing buyers and the database before putting up ads on the internet and in print.

5. On the market

Once the home is on the market, there will be an influx of new buyers coming through from the advertising campaigns. These will be funnelled through open homes and private inspections.

6. Offers and Negotiation

Offers will be extracted from potential buyers and the negotiation for your ideal price begins.

7. Best Price achieved

Once we achieve a price you are more than happy with, the buyers offer will be accepted and they will be asked to sign contracts.

8. Contracts exchange

Once both parties have signed contacts, they will exchange and the 10% Deposit will be paid.

9. Pre-settlement

After the deposit has been paid, there is some downtime where finance is being approved in the back-ground and the pre-settlement inspection will be done.

10. Settlement and champagne

The balance of the funds are paid, the new owner picks up the keys and you pick up the champagne!
